Hoxton West

In Hoxton West we’re making the most of underused council land with plans to build almost 200 much needed new homes in the coming years.

 

Fairbank

At Fairbank, we are replacing an empty car park on the Hoxton estate with around 70 new homes. Half of these homes will be affordable. 

We will sell and market any shared ownership and outright sale homes through Hackney Sales. This is our in-house sales team.

The plans also include a major investment to transform shared spaces on the estate. This will benefit both new and existing residents, including:

  • filling in the sunken area around Thaxted Court tower block to provide new planting
  • landscaping
  • play facilities

In 2021, we received planning permission to build new council homes on the former garage blocks at Fairbank Estate. Since then, we have been working to choose a contractor to build the homes.

Unfortunately, we’ve had to pause the project because the cost of building has increased so much.

The cost of the building has risen so much because of the increased price of:

  • labour
  • materials – caused by factors such as Brexit, the coronavirus pandemic and rising energy costs

Buckland Street

At Buckland Street we are replacing old garages into 54 much-needed new homes, including:

  • 22 homes for social rent prioritised for Council tenants already living nearby whose current homes don’t meet their needs
  • 14 homes for shared ownership for people living or working in Hackney who can’t afford to buy outright but won’t be prioritised for social housing and the remaining will be sold outright to help pay for the project in the absence of sufficient government funding.

Both the shared ownership and outright sale homes will be sold and marketed directly by the Council through its in-house sales team, Hackney Sales.

At Buckland Street we’re also creating a new children’s play area adjacent to Cherbury and Crondall Court, including a new ball court area, and improved roads, footpaths and safety throughout.

Wimbourne Street

Similarly to Buckland Street, our project at Wimbourne Street will include the redevelopment of the Council owned garages, as well as a car park, into 59 much-needed new homes including:

  • 22 homes for social rent prioritised for Council tenants already living nearby whose current homes don’t meet their needs
  • 11 homes for shared ownership for people living or working in Hackney who can’t afford to buy outright but won’t be prioritised for social housing and the remaining will be sold outright to help pay for the project in the absence of sufficient government funding

Both the shared ownership and outright sale homes will be sold and marketed directly by the Council through its in-house sales team, Hackney Sales.

Our plans for Wimbourne Street include one commercial space along New North Road, which could provide valuable space for local businesses. This is alongside a new play area adjacent to Parr Court, as well as new landscaping and planting around Parr Court.

Hoxton West

Cropley Court garages at Wenlock Barn Estate

The Cropley Court garages are located on the Wenlock Barn tenant management organisation (TMO) Estate in Hoxton.

In summer 2022, we talked to residents about a proposal to replace garages on the estate with new council homes.

Since then, our cabinet has given us permission to develop plans for these new homes. To do this, we will work with residents, a design team and Wenlock Barn TMO.

This is one of 14 locations across Hackney that will make up a new programme to build around 400 new homes.

65% of the new homes across the Cropley Court and Buckland Court site will be council homes for social rent. At this site we will build 45 social rent homes.

Buckland Court garages

The Buckland Court garages are located on the St Johns Estate and Cranston TMO Estate.

In summer 2022, we talked to residents about a proposal to replace garages on the estate with new council homes. 

Since then, our cabinet has given us permission to develop plans for these new homes. To do this, we will work with residents, a design team and Cranston TMO.

This is one of 14 locations across Hackney that will make up a new programme to build around 400 new homes. 

65% of the new homes across the Cropley Court and Buckland Court site will be council homes for social rent.

Cherbury Court

We’re planning on building new homes where the garages are at Cherbury Court. This is because we will be able to build new homes without demolishing any existing homes.

We will prioritise giving any new homes to current residents on the estate whose current homes don’t meet their needs.
